Maggie’s, a concept from Canter’s Deli owner Alex Canter, is set to open in 2027, reimagining the traditional gas station as a hospitality destination. The concept combines EV charging with locally made pastries, fresh juices, ceremonial-grade matcha, and artisan soft serve, alongside familiar gas station snacks.
The model draws inspiration from Japan’s convenience stores and Italy’s Autogrill, and will include mobile ordering and a rewards program. The concept has already raised $2 million in development funding.
According to Oron Maher, this signals where fuel real estate is headed. Gas stations with weak site design and no food and beverage draw will fall further behind. Sites with room to add hospitality, EV infrastructure, or a stronger retail mix will command a premium at exit.
The land under a gas station is becoming worth more than the fuel sold on it.
