Maher Commercial just closed a 5 year lease renewal at 10221 Compton Avenue, our Q4 2025 sale to AMAAD Building LLC. The 3,400 sf charter school tenant, Alta Vista Innovation High School operated by Western Educational Corporation, signed an extension through September 2031, with two additional 5 year options at fair market rent.

“The original lease was full gross. Every dollar of operating expense growth came out of the landlord’s pocket. We converted it to a modified gross structure with a base year. The tenant now pays its proportionate share of expense increases above that base year.
