What does it take to sell an unbranded gas station and convenience store for $100,000 over asking?

Maher Commercial Realty just closed 1715 Walnut Street in Red Bluff for $3.8 million plus inventory, with Oron Maher and Arian Zerehi representing the seller.

This was a turnkey operational business and real estate offering: a 3,783 square foot retail building on a 21,344 square foot C-1 zoned lot, operated by the same owner for 26 years under the More For Less and Interstate Oil brand.

The business generated approximately 35,000 gallons a month in fuel sales and nearly $2 million a year in convenience store revenue, backed by modern double-walled fuel tanks and a valuable Type 20 beer and wine license.

Unbranded stations with strong operating history like this are increasingly rare in Northern California’s secondary markets, and buyers are paying up for that scarcity.
