A fire-damaged retail building on Ventura Boulevard just sold for nearly $2.5 million — and the buyer still moved fast.
Maher Commercial Realty recently closed the sale of a 4,480-square-foot retail and warehouse property in Sherman Oaks positioned on a signalized corner with more than 120 feet of Ventura Boulevard frontage. The front retail space is slated to become a fitness concept, while the rear warehouse is being repositioned for food and office use.
Jeremy Shore notes that highly visible corner properties along Ventura Boulevard rarely trade with this level of flexibility and vacant delivery. Oron Maher adds that more Los Angeles investors are targeting older retail assets for adaptive reuse, as strong frontage and repositioning potential can create more value than the existing tenancy itself.
